Contractor Selections
We have relationships with experienced and qualified sub-contractors that are appropriate for your project or work with client’s selection of qualified builders.
Construction Management
Services include full construction management: weekly site meetings with general contractor, preparation of site meeting and management of subcontractors.
Models/Artist Renderings
We can provide artist renderings, sketches and 3-D artist renderings with landscape and/or neighboring site layout.
Site Acquisition Analysis
Analyze potential site prior to purchase to determine suitability for client goals, code restrictions, and potential constructability issues.
Research: Codes and homeowner association rules and guidelines
Analyze restrictions and opportunities. Research governing codes, ordinances and Homeowner Association Codes, Covenants & Restrictions (CC&Rs) and determine possible affects on project site and client’s goals.
Interior Design Consultation
Services include interior architectural design: creating continuity between the exterior and interior architectural theme. Collaboration with client’s interior design professional is welcome or we can provide a list of recommended interior design professionals.
Programming
Meet with owner and other key consultants for the project to establish project goals, estimated budget, establish defined objectives and project scope.
Site planning
Create site plan determining optimum location for building(s) and other desired project elements: consider views, solar access and solar orientation, prevailing breezes, existing and future neighboring development and other special site amenities.
Landscape Architecture
Provide total design and construction documents including any desired specialized features (tennis or sport courts, pools, spas, etc.).
Preliminary Design
We can create design drawings and depict the entire character and scale of the project, interior and exterior. This will involve detailed floor plans, roof plan, site plan, site sections and exterior elevations.
Green Building Materials
We offer energy efficient alternatives and are well versed in state of the art advances in Green, Sustainable and Energy Conserving techniques.
Building Dept. Processing
Handling all building, zoning, planning or other required agency processing to secure building permits.
